(
Office Hours 6
February 26" March 5 and 12, 1986

(

March 18, 1986

They propose to change the configuration on the day care
centcr by adding ten feet to the length of the building to
the east and ten feet to the south. The parking would be
increased from nineteen cars to ~wenty-six cars. This
change, we feel, is minor enough not to requlro an amendment
to the PUo. The square footage of the building changes from
6,900 to 9,116. There would be no impact with respect to
the residential neighborhood to the north.

Mr. Honchell noted that the drainage engineering being done
by the Hedlund Engineering Company is partially complete.
We reviewed these drawings, and they are going to proceed
with additional analysis and solution for the ponding and
handling of the drainage for the entire site.

They noted ~hat they do not have the additional parking
proposed in the plan from the church group to the no~theast.
We suggested that if the parking arrangement is substan-
tially altered, that the plans should be reviewed again as
an amended PUO. We suggested that the acquisition of a
portion or the church's property for this additional
parking would be the best solution.

13. Tuomi, 636-4040
Rich Tuomi represents the Keystone Automotive Company, who
wholesale auto parts from one of the wareh~uses owned by the
Welsh Company east of Cleveland, north of County Road
C-2. They also lease an area of land from the Dorcel
Trailer Company l~mediately south of county Road C-2, on
which they have been storing old car bumpers since 1976.
The space involved appears to be approximately 100' x 130'.
The Building Inspector has informed them that this open
storage is not allowed in the I~2 zoning district.

Mr. Tuomi suggested that they might build a fence around it.
We noted that this would not be appropriate, and that the
area is important to the Clty lnasmuch as substantial
redevelopment is scheduled for the area east of Cleveland
Avenue. Mr. Tuomi agreed that they would lease space in the
area, and move the bumpers inside, if they wish to stay in
Roseville. He sald he would contact his supervisor, Al
Ronco, vice~President, with the home office in Pam~na,
Califo~nia. We suggested the appropr14te solution would
involvr a letter from them committing to remove the bumpers
by a certain point In time. currently, many of the bumpers
are frozen in the ice, and it would appear reasonable to
have the bumpers moved when weather condltions are more
appropnate.
