The appllcant also proposes to petltion for the <br />construct10n of Rose Place along the southern edge of the property. <br />All the proposed lots meet requirements. Mr. Dahlgren suggested <br />Lot 5 frontlng on Rose Place be narrower than the proposed 92 <br />feet, so that a house on Lot 6 could be bU1lt further from the <br />pond. <br /> <br />The Eng1neerlng staff recommends Rose Place be constructed easterly <br />to Dunlap because the cu1-de-sac would be over the permitted 500 <br />teet. <br /> <br />Mr. Dahlgren also suggested the proposed drlveways fer the home on <br />Lot No. 3 be or1ented so that the southerly drlveway 15 not so long. <br />Mr. Goff 1nd1cated he agreed wlth Mr. Dahlgren's 5uggestlon. Mr. <br />DeBenedet asked how long the cul-de-sac would be lf Rose Place was <br />not extended to Dunlap. Mr. Drown lndicated it would be over 1,000 <br />fnet long. <br /> <br />Mr. Goff lnd1cated each of the twelve units would be sold for <br />approximat~ly $80,000 to $85,000. There wlll be a split level <br />deslgn and a ramblcr deslgn. <br /> <br />Mr. DeBenedet VOlced concern about a prev10us duplex development 1n <br />the Clty, and asked If a developers agreement could be used to <br />assure that the buildlngs wl11 be constructed as proposed. Mr. <br />Dahlgren lndlcated that the developers agreement would be a tool <br />that could be used. <br /> <br />Mr. Mertcsdorf, owncr of the ad)accnt traller court, lnd1cated he <br />has no use for the extenslon of Rose Place to Dunlap. He stated <br />It would Just put more of a flnanclal burden on hlm.
