About twenLy-five years ago the parc&l in questiQn was <br />proposed fur and rezoned to Shoi'ping Center Distrl.ct, wlth <br />a strip of R-2 (duplex) zon1ng along the west side baGklng <br />up to the North R1dge P~at s.ngle-famlly area fronting on <br />Griggs and Fernwood streets, Though a shopplng center was <br />proposed ~t that tlme by Mr. Relling, the present oWner~ <br />there was some doubt as to whether 1t would ever <br />materlallze in tnls locatlon. Although, there was no <br />opposltion to the ldca, lt was thought to be approprlate <br />to rezone the land with the knowledge that it would <br />function as a "holdlng zone" and that the land would be <br />appropriately developed in the future. Slnce that time, <br />t'1e land ha' remalned zoned Shopplng Center and R-2 and <br />was lndicated on the 1969 and the 1979 compl'ehensive <br />Plans, a copy of whiGh 15 attached. You wlll note the <br />symbols MR indlcdtlng MediUM Density RCsld~ntial and the <br />symbol B lndlcatlng "Business". The land use designatlon <br />of MR represents a denslty between single-family and the <br />higher density mUltl-family that is approprlate for the <br />townhouse zone of approxlmalely ten unlts per acre (4,000 <br />square feet per un1t). <br /> <br />2.
