I
I

-

.

.

Can-America Realty, Case No. 1867

Page 2

site (Woodh~ll and Lexlngcon). Tha exis~lng gas station
would be removed and would become part of the overall new
convenience center.

3. Attached is an extenslve booklet des~ribing the proJect
and lts appllcants ln considerable detail. Following are
some of the slgniflcant aspects of the proposal:

a) The resldentlal development will consist of 321 units
on approximately 20 acres of the 30 acre site. There
will be three 75 unlt, three story buildings with
elevators and underground parking. The units will
range from 825 to 1,200 square feet per unit and reht
will range from $610 to $795 per month. Twelve 8 ~
unit structures with garage are proposed on the west
side of the site contlguolls to the rear lot Jines of
the single-famlly homes fronting west on Griqgs
street. All unlts orient to an interior privately
malntalned street system with one ~ccess on Lexington
Avenue and one off of County Road C-2.

b) A 2.7 acr~ park is proposed to be given to the City
and will replace an existlng park that has occupied
portions of Mr. Relling's land near the VFW site.
The applicants have made ar:angements to sell the
addltlonal property to the VFW for parking purposes.
The VFW proposes to develop and malntain the ball
fi~ld 1n cooperatlon wlth the City's Park and
Recreatlon DepartlJCnt. We unde:-stand that at the
time of thls wrlting that the formal membersh~p
approval has not occurred with respect to thls
proposal. Mr. Bler~held. the Parks and Recreation
Director, has been involved in extenslve dlScussions
with the applicdnt and the VFW regardi~g thls
devel~pment proposal. We understand that there is
mutual support for carrying out thlS concept. You
will note that the park area is contiguous to the
eight southerly roost lots (north of Woodhill)
fronting on t~e ea~t slde of Griggs Street. Thus,
the development and malnt~nance of thls portlon of
park land lS important to the single-family home
owners backing up to thls area of land.

c) Thf: l'erualndt:!l: or the hOlll€: owners on Griggs that ale
ccnt~guous to the property 1n questlcn wlll share a
rear lot line with the eight unit, twc story
townhouse structures. We have emphaslzed to the
developers the lrnport~nce of erecting and malntalning
a transitlon area between thes~ homes and the rear of
these townhouse units. Thl~ is pro~osed to be done
through the use of 4 to 5 foot berms and the
