<br />e <br /> <br />. <br /> <br />e) It 1S proposed that the existing gas station be <br />removed and a convenience store w1ll be developed as <br />pact of the shopping center. We feel that the <br />removal of the gas station is a con~id~rable asset 1n <br />the redevelopment of this property. At this writ1ng <br />there ~s stlll some question as to the exact status <br />of the agreement wlth Mr. Reil1ng regard1ng this <br />change. An alternative concept includes Mr. Reil1ng <br />keep1ng the site, enlarging 1t, and converting it to <br />another use in the future. We are hopeful that the <br />site can be developed as proposed. We feel that the <br />development of a quality, small scale convenience <br />center at this location will be advantageous to the <br />neighborhood and that the development of a new <br />service statlon (with three serv1ce bays in the <br />context of this development) will be a considerable <br />improvement. <br /> <br />4. The first step in the actions requested for approval is <br />that of the amendment to the Comprehensive Plan which <br />would be in accordance with the drawings as submitted by <br />~he applicant, changing the use from R-2 and Shopping <br />Center to High Density Multi-Family, Business, and Public <br />Park. This drawing is illustrated 1n the brochure and <br />IIproposed land usell. In accordance tvith that land use <br />plan~ the rezoning is proposed to be R-l for the park <br />area, B-4 for the new shopping center and VFW area, and <br />R-3A for the residential area. All development proposed <br />in these zones would be controlled by tho appro~al of the <br />Planned Unit Develop~ent as submitted (or as amended by <br />the Plann1ng Comm1ssion and Counc11). <br /> <br />5. Cond1tions attached t~ the Planned Un1t Development may <br />include that it be developed in accordance with the plans <br />as sUbmitted, all streets and driveways be curbed, the <br />buildings be constructed in accordance with the plans as <br />submltted and materlals as indlcated, and that the fir 1 <br />landscaping and engineering details be subJect to stat <br />approval. <br /> <br />6. Dependlng upon the final outcome of the status of the <br />southeast cor~er of the site in relation to the <br />conve~ience center, a condIt1on nay b~ that the <br />development OCcur as proposed Ir.cluding the 1ncorporatIon <br />of the corner site (the old gas ~tation) as part of the <br />overall deveLopment. The appllcants will be in a posltion <br />to inform the Plannlng COMmissIon and Council members <br />about the status of the development at the publlc <br />hearIngs. <br />
