-~~.

-

~ ~,f!'-{t
JUt l.t;I1iJ::i ~

July 7, 1988

City of Roseville
City Council/Planning Commission
2660 Civic Center Drive
Roseville, MN 55113

~

Dear Sir or Maddm,

I am writing in reference.to the proposed development of the
propert~ now owned by Concordia Academy on Dale Street and
County Road 82.

While I am aware that there may be benefits to the city in
this development proposal, I'believe that the-residen~ in
~he, area vill not see gains either aesthetically or 11\
property v~lue, not to ment~on health and safety.,

I have many concerns:
1. The lack of eVidence indicating need for high denslty hous1ng
2. Traffic congestion on already very busy streets not dasign~d
for high density housing l
t3~$afety as a result of added traffic next to an elemen'ary
3chool and firilS~tio~
4. Opening Lovell Avenue CUl de-sac 1nto a through street
5\,The affect it will have on storm severs, sanitaty sewers
and vate::, pressure l
6. That single family dwellings are to be built on 58 f~ot lotf
in Violation of a city ordinace requiring 85 foot lot~

t believe it would be most prudent of the City to thoroughly
lnvest1gate the impact th1S development WOuld have on the City,
as well as the nelghborhood,on a short and long term basls

As my elected representative. I would slnccrely ap~re'late your
thoughtful consideratlon 1n this matter.

~.~'~ hL~
'15'7 ~ t.P~ (J
~~4 -Y1.:l-
