UVscale residential housing with ~ blend of low density <br />and high density product on 20.2 acras: <br /> <br />2. Upscale neigh~orhood retail of approximately 40,000 <br />square fect on 4.2 acres: <br /> <br />3. Expansion of the eYisting VFW by 30,400 square (eet: <br /> <br />4. Development of an upscale city-owned ballpark consisting <br />of 2.7 acres (see attached slte plan). <br /> <br />Residential <br /> <br />The Lexington 1S a pro90sed 321-unit, luxury, market-rate <br />aparement proJect on a 20.2 acre infill site. The project will <br />prOVide for three separate, 7S-unit, elevator buildings with <br />underground parking, and twelve 8-pl~' 1wnhomes with attached <br />parking designed along a rneande~ing ~ thro~gh the project. <br />The project will include extensive CJ~' In areas and recreational <br />facilities. <br /> <br />The Lexington will consist of 121 one-bedroom units, 140 <br />two-bedroom units, and 60 three-bedroom units, dll of which will <br />be ~eared toward two distinct market s~gments: Lhe upscale active <br />singles and couples narket: and the empty-nester market looking <br />for high quality, residential liVing. Each unit will offpr a <br />complete a~enity package consisting of quality appliances and <br />upscale finishes throughout each unit. <br /> <br />The Le/,ington site plan incorporates a unique blend of low density <br />townhouse style product p.xtending from the eXisting residential <br />neighborhood to a higher oensity, three-story product botdering <br />the well-traveled Lexington Avenue side of the sileo The site <br />plan includes a private drive and walkway which Winds through the <br />project provlding easy access to each individual townhouse <br />cluster. <br /> <br />Important to the deSign and asthetic appeal of the proJect i~ the <br />upscale incorporation of mature landscaping throughout the site. <br />A specific area of conce:n is the western boundary of the site <br />bordering the residentidl neighborhood. SpeCial emphasi~ has been <br />placed on thiS particular area. Toe landscape plan calls for 4 to <br />5-foot burros separating the proposed low denSity townhomes frem <br />the existlng reSidential houses. I~ addition, mat~re 14-foot <br />rines Will be used to add instant mature landscaping and prOVide a <br />sense of ~alance and beauty to the neighborhood zeparation. <br />
