FE~RUARY 1, 1984 <br /> <br />The February 1, 1984 regular meeting of the Rosevillc Planning Commisslon <br />meeting was called to ordor by Chairman John Rukavina at 1:30 p.m. <br /> <br />Members present: Dressler, Johnson, Moeller, Wlski. Berry, and Rukavina. <br /> <br />Members absent: 14atson. <br /> <br />Staff present: Council liaison Al Kehr, Howard Dahlgren, Charles Honchell, <br />and Steve North. <br /> <br />APPROVAL OF MINtrrES <br /> <br />Mrs. Dressler Moved, and Mr. Moeller Seconded, that the minutes of the regular <br />meeting of January 4, 1984, be approved. Roll Call, Ay"s: Dressler, Johnson, <br />Moeller, Berry, and Rukavina. Nays: None. Abstain: Wiski, because he was <br />absent from the meeting. <br /> <br />PLANNING FILE 1482 - Al Kehr request for rezoning from R-I to R-2. preliminary <br />plat, special use pOrQit for planned unit development, <br />and variance to density limlts at 674 County Road C. <br /> <br />PRESENTATION <br /> <br />Nr. Dahlgren indicated the proposal is to rezone a 1.SS acre parcel from R-I <br />to R-2 for tho development of 13 townhouse units. The project would be a <br />planned unit development, with a private driveway. <br /> <br />The driveway deadends at the southeast corner of Mr. Kehr's property. The Fire <br />Department lndicates the deadend does not meet the code requirement for pro- <br />viding turnaround area for fire vehicles. Hr. Odhlgren indicated it had been <br />suggested to Mr. Kehr he obtain the approval of the property owners to the east <br />to extend his prIvate driv~way through to Dale Street. This would eliminate the <br />concern about the dead end driveway, and would also p011llit the other property <br />owners to seek rezoning and ~'onstruct townhouses along the driveway. Of the <br />three property owners. one had signed a petition agreeing to such a roadway. <br />The 1.55 acres would permit a density of 12 units, and therefore. a variance <br />to permit the 13th unjt is requested. <br /> <br />Dan Klecker, representing Pope Architects. indIcated the townhouses Would <br />be two-story with exteriors of brick, stucco. and wood.
