He stated the City had more control by rezonIng to R-2, using <br />a planned unit development. <br /> <br />Pat Johnaon asked if the project docs not meet fire codes. could it be built. <br /> <br />Mr. Dahlgren responded that buildIng permits cannot be issued if all the <br />appropriate codes are not met. <br /> <br />Mrs. Berry stated the questIons of providing a turnaround for fire vehicles <br />and approv31 of the adJacent property owners to extend the street still seem <br />unresolved. <br /> <br />Mr. Wlski Indicated either a cul-de-sac needs to be built on Mr. Xehr's <br />property, or the street needs to be extended. The Commission needs this <br />information before making a recommendation. <br /> <br />Mr. Rukavina agreed with Hr. Wiskl. He commented he believed tho density on <br />the project is acceptable. <br /> <br />RECQ.\lMENDATIOS <br /> <br />Mrs. Berry ~~ved, and Mr. Wiski Seconded, that Al Kehr's request for rezoning <br />from R-l to R-2, preliminary rlat, special use permIt for planned unit develop- <br />ment, and variance to density limIts at 674 County Road C be cOlltinued until <br />the regular Commission meeting of March 7, 1984. Dahlgren IndIcated during the CommISSIon's last discussion. two optlons <br />were being ~onsldcred: 1) Make no changes In the present ordInance. Continue <br />to follow the POllCY of the past by pe~"tting duplexes scattered throughout <br />the city. ThIS would require pro~erty owners ~ apply for a rezonIng from <br />R-I to R-2. This policy could be publIcized. 2) Adopt a procedure similar <br />to the eXlsting m'l.nor vanance. This would r('quue wntten approv,l! of property <br />owners wlthIn a speclfled dIstance of the property to be used for duplex. There <br />would be a board to conSIder the request and make a recommendatIon to the City <br />Council. The CounCI! would make the final deCISIon. If the slgn&ture5 from the <br />surroundIng property owners could not be obtaIned. or if the board did not <br />unanimOUSly apFrove the request.
