<br />zoned R2, with a single lot to. the for west zoned RI. The property In question
<br />has been zoned commerdal for 0 long time, predating the 1959 zoning, and
<br />has been occupied by the Huber SJgn Company, who u~s the ex.l$tmg structures
<br />for the manufacture of signs. The remai{lder of the property hos been utilized
<br />as a landfill operation for ~me time. Recently, the Village of Roseville
<br />approved the development of 0 service station at the southwest corner of County
<br />Rood B and Dale Street. This service station, you will recall, was of Q rather
<br />good design, with the service space oriented to the reor, which was to be con-
<br />structed by the Murphy Oil Compony. The applicant now prapo~s to dl
<br />the remainder of the property.

<br />On the westerly portion of the property, the applicart propo~s to construct
<br />042 unit apartment buildi"fl on the land currently zoned R2. The construction
<br />of a 39 unit aportment building IS automotically ponible under the section of
<br />the ordlnanco establishing transitional uses contiguous to busll'less zones. thE"
<br />ordinance states that where land is zoned single~amily and IS next to a bUSiness,
<br />o duplex mo} be built. The ordinance also ~ates that on lend thot is zoned
<br />R2 and is located next to 0 business zone, an apartment may be built. We have
<br />suggested to the applicant,1n prior conferences, that it would be more appropriate
<br />to add three cdditio"lOl units to the apartment rether than attempt to place a single
<br />family home on the Jot to the for west side of the propelty. The total lend area
<br />required far the apartment unit ( 24 one-bedroom units and 18 two-bedroom units),
<br />would be 8 J , 600 lq. ft. The total in land area is 9] ,927 sq. ft. You will note,
<br />on the development plan, that the access to the opaltment structure is enllrelf
<br />off or County Rood B, and there is on underground gal age under I he apartment
<br />accommod::lting one parking space pCI unit.
