You are aware of the <br />fact thot We hove a good residential orca to the soulh of the property in <br />question, and 0 fine junior high school across County Rcx:d B to the nerth. The <br />proposed shopping center would incorporate the existing buildings, creating <br />o shopping cc.nter with 0 total building area of 46,000 5q. ft. BO?:d on 0 <br />slightly more than 60% net retail space, the applicant provides one ~rking <br />space for 85 net sq. ft. of retcil area as required in the ordinance. The <br />total number of parking spaces would be 334 car" placed to the east and the <br />west of the proposed $,~oppin9 center structures. The applicant has submitted <br />detailed topographical plans, gradir,g plans, landscape plans, and preliminary <br />plans for the shopping center itself. These lorge scalc drawings will be <br />available at the hearing, as prepared by I~e engineers and architects involved. <br /> <br />4. There is a parcel of 'and that 'n.;>vld be to the south of the proposed oil station <br />sile (just west of Dale Street) which is to be rererved for a future medical <br />building. We ~9gest that this will be 0 very appropriate use for the property <br />in question, augmenting the potential for the neighborhood S.iODpinS center <br />as proposed in the main body of the property. In general, we suggest that the <br />development proposal is well-done, al'.d will constitute 0 malor improvement <br />to the crea. <br /> <br />5. You will note that the design suggests 0 service area endosed on three sides, <br />just off the moll in the center of the development. We wOllld wggest that <br />this is a much more oppropdate solulion than the usual strip service orca Found <br />behind the typic:ollineal type shopping center development. The applicant <br />suggests a progrom of tree planting along the s:>uth Side of the property at the <br />bose of the hill behind the homes flonting on Eldridge Street to the south. We <br />discussed with the applicant the feasibility of planting the entlle hIllside with <br />small evergreen seedlings. If this were done over 0 perrod of c short time, this <br />steep hillside could be totally covered with an ever green Iree growth thot <br />would enhance the beauty of the orca, not only in the summer, bu! in Ihe <br />winter os well. This hill, of course, is private property owned by the occuponts <br />of the homes fronting on Eldridge Slreet. Obviously, the approval of these <br />persons would be neCes:;ary in p!anting the hillside as suggested. Not only <br />would the planting progran enhcnce the general chorc~ler of t,e crea, but <br />would, of cour!.e, tend to screen any visual iMpact the shOPPIng center might <br />create from the top of the hill at the r':!Qr of the bad'yo:ds of the homes 0'1 <br />Eldridge Street.
