Recently, the Village of Roseville <br />approved the development of 0 servic:e \tetion at ihe southwest corner of County <br />Road B and Dole Street. This service station, you will recall, was of a relher <br />good design, with the service space oriented to the rear, which was to be <:on- <br />strueted by tho Murphy Oil Company. The cp~licanl now proposes to develop <br />the remainder of the property. <br /> <br />2. On the westerly portion of the prOpelt)', If>-; opplicort proposes to construct <br />a 42 unit apartment building on fhe land currently zoned R2. The construction <br />cf a 39 unit apartment building is automatically possible under the section of <br />the ordinance establishing transitional uses contiguous to bUSiness zones. The <br />ordinance sl':ltes that where land is zoned single.{c:mily and is r~:d to c bUSIness, <br />o duplex may be built. The ordinance also states that un lond that is zoned <br />R2 and is loc~ted next to a business zone, On apartment may be built. We have <br />su9geued to the applic.ont,in prior conferences, that it would be more appropriate <br />to odd three additional units to the apartment rather than attempt to place a Single <br />family home on the lot to the For welot Side of the property. The total land area <br />required for the apartment unit ( 24 one4bcdro:>m units cnd I B two-bedroom unilS), <br />would be 81,600 sq. fr. The total in land orca is 91,927 sq. ft.
