To the west is an are<:J of land <br />:toned R2, with a ~in9le lot to lhe for west zoned Rl. The property in question <br />has been zoned commercial for 0 long time, predating the 1959 zoning, and <br />has been occupied by the Bober Sign Company, who uses the existing structures <br />for the manufacture of signs. The remainder of the property has been utili::ed <br />as a landfill operation for some time. Recently, the Village of Roseville <br />approved the development of 0 service station at the southwe$l corner of County <br />Rood 8 and Dale Street. This service station, yo\.! will recall, was of a rather <br />good design, with the service ~pace oriented to the rear, which was to be con- <br />structed by the Murphy Oil Company. The applicant now proposes to d~ve'op <br />the rt'mainder of the property. <br /> <br />2. On the westerly portion of the property, the opplicort propases to construct <br />o 42 unit apartment building on the land currently zoned R2. The construction <br />of a 39 unit apartment build:ng h automatically possible under the section of <br />the ordinonce establi~hin9 tran~itional uses contiguous to bUSiness zones. The <br />ordinance states that whele land iszoned single-family and is next to a business, <br />o duplex may be built. The ordmance olso stotes that on land that IS zoned <br />R2 ::Ind is located next to 0 busine~~ zone, an apartment may be bui It. We hove <br />suggested to the cpplicant,in prio, conferences, that it would be IT.ore appropriate <br />to odd three additional vnlts to the aportment lather than attempt to place 0 single <br />family home on the lot to the for west side of the propelty. The totol land area <br />required for the apartment unit ( 24 onc-bcdloom units and 18 two-bedroom unils), <br />would be 81,600 sq ft. The total in land area is 91,927 sq. ft.
