The applicant is proposing to <br />rezone the entlre Propetty to B-4 Retail Office Service District to <br />allow construction of the Centre poiote Development. <br /> <br />To l~plement the Redevelopment Plan, WhlCh proposes bu~iness use <br />throughout the maJority of the redevelopment arp.a, the City Council, <br />on January ll, 1982, adopted an ordlnance establlshlnq the B-4 Retail <br />Offlce Selvice District to "plovide for a limited mixture of land <br />uses, made mutually compatible through controls and hlgh quality <br />standards to faCilitate more lntenslve and h1gher valued redevelopment <br />of areas convenient to the Metropolitan Market Area." (Redevelopment <br />Plan, pp. 21-22.) The Centre POlnte Development ploposed for the <br />Property is consistent With the intent of the B-4 disttict and the <br />Redevelopment Plan. <br /> <br />The appllcant has also requested approval of a special use permit for <br />a Planned Unit Development (PUD) pursuant to Suction 17.010 of the <br />City Zoning Code. A PUD is a cluster development for resldentlal or <br />buSiness purposes on one or mote palceIs af land whereln tlad1tlonal <br />rigid setback, side yard, denSity, and land use requ1rements of th~ <br />zoning code are relaxed to permit clustering of residential or <br />buslness structures and pruv1dlng for common open space, inqross and <br />egress roadways, and parking. (Zonlnq Code, Sectlon 17.010). Except <br />as otherwlse noted on the development plans subM1tted 1n support of <br />the Appllcatlon, the Centle POlnte Development gen~rally conforms, <br />however, to mlnimum B-4 ~equ1tements regard1ng setbacks, exterlor <br />materials, landscaplng, outdoor stotaqe, loadlng and service areas, <br />and parking areas and drives. <br /> <br />DESCRIPTION OF THE PROPOSED CENTRE POINTE DEVELOPMENT <br /> <br />1.
