The balance of the uses on <br />the Property wIll consist of 405,380 s~uare feet of one-story garden <br />office/service facilities interspersed throughout the site. <br />Individual buildings will Include between 20,000 and 50,000 square <br />feet of floor area. As shown on the elevations submltted in sUpp0rt <br />of the Application, two types of facilities are prop0sed: the first <br />is a gatden office facility whiCh will consIst of all brIck ann ~llass <br />exterior materials. The second is a serVlce center facility WhICh <br />will also be constructed predominantly of brlck and glass but which <br />may also Include decoratlve block below the top band paInted t~ match <br />the bllCk. Loading areas are confined to the interlor throughout the <br />entire Property. Some, but not all, of the garden office/service <br />center facilltles wlll be equipped with dock high coors. <br /> <br />The garden offlce/service facllltles p~oposed for the Property are <br />intended to flll a market nlche between the tradltional office <br />facility and the eXlsting offlce-warehouse facil1tles located in the <br />City and other portions of the lnetropjlitan area. The garden <br />office/service facilities will include a high percentage of office as <br />compared to selVlce use: overall, it is expected that there wIIJ be 75 <br />percent office and 25 percent service use. Indlvldual building& may <br />Include up to 80 percent offlce use or as little as 50 pelcent office <br />use. These faclllties wlll prOVide office suites, office/servlce <br />combinatiOnq, sales/selvice and ~thel spPclalized spaces built to the <br />operatlng and layout requlrements of indlvldual tenants. There IS <br />currently a great demdod for offlcn space tor hIgh-technology <br />companIes in the CIty and the metropolItan area. Such companies are <br />rentIng space in garden offlce/service center bUildlngs becau~e ~he <br />bUildlngs are mOle attractive and functlonal than previously bUllt <br />off~ce/warehouse bU1ldings: palKlng is ~ear the front door: and more <br />extensive lands~aping and soph4stlcated exterior materials ale being <br />used. Tenants may have the optIon to display a company sign on the <br />outslde of thp bUlldlny which provid~s an opportunity for exterior <br />ljentlty and A~n~e rents are lower than traditional office space, <br />young companle~ can start out et a lower cost and, as the company <br />grows, space C3n be added. Buslness, profeSSIonal, computer, and <br />other hlgh-tech companles need a high propOl tIon of offlce space but <br />stlll need some setvlCe ateas for iecord stotage~ accounting, and <br />laboratoties. <br />
