Th~ appl1cant 1S proposing t~ ' <br />rezone the ent1re Property to B-4 Reta1l Off1ce Serv1ce D1str1ct to <br />allow constrUC':lon of tl-),e Centre P01nte Development. <br /> <br />To 1mplement the Redevelopment Plan, Wh1Ch proposes buslness use <br />throughout the maJor1ty of the redevelopment area, the City Councll, <br />on January II. 1982, adopted an oldlnance establishlDg the 8-4 Retail <br />Office Serv1ce D1sttlct to "p~~v1de for a limited mixture of land <br />uses, made mutually compat1ble throuqh controls and high qual1ty <br />standards to fac1litate more Intensive and higher valued redevelopment <br />of areas ~onven1ent to the Metropolitan Market Area." (Redevelopment <br />Plan, pp. 21-22.) T~e Centre POlnte Development proposed for the <br />Property 1S consistent wlth the Intent of the 8-4 d1strict and the <br />Redevelopment Plan. <br /> <br />The applicant has also requested approval of a special use permit for <br />a Planned Unlt Development (PUD) pursuant to Section 17.010 of thE' <br />City Zoning Code. A PUD 1S a cluster developMent for resIdent1al cr <br />bUSlness purposes on one or more parcels of land where1n tradlt10nal <br />rlg1d setback, Side yard, denslty, and land use tequlrements of the <br />zonlng code are relaxed to permlt clusterIng of res1dentIal or <br />business structures and providing for common op~n space, lngress and <br />egress roadways, and parklng. (Zoning ~ode, S~ctlon 17.010). Except <br />as otherWlse noted on the development ~lans sllbmitted 1n support of <br />the ~ppl1catlon, the Centre POlnte Development generally conforms~ <br />however, to m1nlm~rn 8-4 requIrEments regardlng setbacks, exterlor <br />materIals, landscaplng, outdoor storage~ loading and serVIce areas, <br />and parkIng areas and drIv~s. <br /> <br />DESCRIPTION QF THE PROPOSED CENTRE FOINTE DEVELOPMENT <br /> <br />1.
