Most of the deliveries will be made by small <br />panel vehicles or Ryder trucks during business hours. Some semi truck <br />deliv~ries are dlso anticipated. <br /> <br />The Centre pointe Development will be built in phases over about a <br />five to six year period. The first phase, Wh1Ch is anticipated to <br />commence construction 10 spring 1986, wlll cons~st of the three-storl' <br />80,000 square foot office buildlng on the north of the Property as <br />well as one to two garden office/service facilities. The first phase <br />of constru~tlon will also lnclude site preparatlon, constructl~n of <br />tne entlre internal public roadway, and installation of berming and <br />perimeter landscaping around the entire Property. <br /> <br />The overall proposed flooL area ratio is .26. Site coverage is 18 <br />percent. <br /> <br />2. Effect of the Proposed Development on the Visual Environment <br /> <br />The visual envltOmJent has been carefully conslde=ed in Cormulation of <br />development plans for the Property. Outside storage will be <br />prohtbited and loadlng areas wlll be screened. As ~hown on the <br />&ubmitted conceptual landscape plan, approximately 31 ex;stinq mature <br />oak and maple trees uill be pteserved. This is consistent wlth <br />prov1S1ons lr. the City Zoning Code which allow reduction of parking <br />spaces in return fOt preservat10n of eX1sting mature trees. Many of <br />the eX1sting trees to be preserved ar& located alonq the easterly <br />border of the property faCing Cleveland Avenue and the resldentlal <br />areas further to the east. The applicant's la~dscape architect is ln <br />the process of preparlng a detailed landscaplnq plan shOWing type, <br />SiZe, and location of species along the ncrtllern portion of the Site <br />north of Brenner Avenue and adJacent to Clevela~d Avenue. These plans <br />wlll be submitted to the City on Monday, November 25, 1985. They will <br />include a berm approximately three feet high and new plantings to <br />screen the parklng from the v.ew of adJacent re:udences. The proposed <br />plans currently prOVide a 200 foot setback from the easterly property <br />Ilne to the thre~-stoty offlce bUlldlng and a 50 foot setback to the <br />park'ng area. Cross-sectlons from reSidences to the east have also <br />been submitted in support of the Applicatlon. <br /> <br />Ot~er amenitles Will also be prOVided on the Property lnclud1ng a ~lX <br />foot Wide publ1C ]ogglng path along Cleveland Avenue. The Jogglng <br />path will ring the entire perimeter of the Property. <br /> <br />3. vehicular.Access, Clrc~lation, and Parklng <br /> <br />The proposed Centre POlnte Development wlll have dlrect access to <br />Cleveland Avenue at four driveways 1n the locatlons shown on the <br />
