Structured and surface parking for the <br />development complies with City ordinance requirements for the 8-4 <br />district and the type of uses proposed. A total of 3,430 spaces will <br />be provlded on the Property at full 1evelopment. <br /> <br />Benshoof ~ Associates, Inc., performed a Jetailcd traffic analysis of <br />the proposed Centre Pointe Development (the Traffic Analys1s). The <br />Traffic Analys1s was submltted to the C1ty as part of the Application. <br />The conclusions of the Traffic Analysis, WhlCh have been shared with <br />neighbors at a neighborhood meeting on November 12, 1985, and with <br />City staff, are that the local and regional roadway system can <br />effectively acco~~odate th~ type and IntenSity of uses proposed for <br />the Centre P01nte Development. The following are maJot f1nd1ngs from <br />the Traffic AnalYSIS: <br /> <br />1. Traffic on Cleveland Avenue LS ~xpecced to contlnue to opelc__ <br />effecttvely after completion of the proposed Centre pointe <br />Development. <br /> <br />2. A public roadway parallel to Cleveland Avenue extendlng throughout <br />most of the Property is proposed for the majority of the internal <br />circulation system. Benshoof & Associates, Inc., has ind1cated <br />thlt this feature has three d1stlnct advantages In that trips from <br />onb build1ng on the site to another will not have to use Cleveland <br />A~enue, motorists have a choice regarding Ingress and egress <br />points, and the roadway deSign effectively integrates the entire <br />devā¬lopment. <br /> <br />3. The eXisting two-lane striping on Cleveland Avenue between County <br />Road D and north of County Road C-2 Will need to be revised in <br />order to safely accommodate left turns into the Propetty. The <br />TrafflC Analysis indlcates that two alternatives are avallable <br />Within the existing right-of-way: a three-lane striping on <br />Cleveland Avenue between County Road 0 and the 1ntersectlon with <br />the 1-3SW ramps and a four-lane striplng. <br /> <br />4. Traffic surveys conducted on the Property in September 1985 <br />Indicate that eX1st1ng traff1c on Brenner Avenue Incurs minlmal <br />delays in turning onto Cleveland Avenue and that the prOJected <br />post-development volume on Cleveland Avenue 1S slmilar to that <br />w~lch 1S presently experienced on several other roadways in the <br />Clty and other communities With adjacent resldentlal land use. In <br />additlon, all but four homes on the east slde of Cleveland Avenu~ <br />presently have dllveway turnaround~ so that they can drl~e forwarj <br />to enter Cleveland Avenue.
