<br />. <br /> <br />The proposed use, within an existing structure, is a compatible developed site that <br />addresses traffic circulation, includes landscaping, and is a consistent use in the <br />area. <br /> <br />. <br /> <br />The proposed use will not negatively impact the market value of contiguous <br />properties and the proposal calls for no outdoor overnight storage of vehicles on <br />the premises. <br /> <br />. <br /> <br />The proposed use will not have an impact on the health, safety, and general <br />welfare of this area of Roseville. <br /> <br />. <br /> <br />The proposed use as a vehicle rental and/or leasing business is a compatible land <br />use for this area of Roseville. <br /> <br />5.2 The Community Development Department recommends approval of the request by <br />Roseville Properties and Synergy Motor Car Company for a conditional use to allow <br />property at 1900 Oakcrest Avenue to be used as a vehicle rentallleasing business <br />consistent with Section 1007.01D12 of the Roseville City Code, subject to the following <br />conditions: <br /> <br />a. The use of the premises, Suite 9, 1900 Oakcrest Avenue, being used as a <br />vehicle rental, leasing, and resale business consistent with Section <br />1007.02D12 of the Roseville City Code, with daily operations including, <br />title work, accounting, financing, and other business related activities. <br /> <br />b. The tenant space being divided into an office of approximately 1,400 sq. <br />ft. and a vehicle showroom of approximately 4,600 sq. ft. <br /> <br />c. The allowance of a 6 to 10 vehicle outdoor display area in the parking lot. <br /> <br />d. No overnight outdoor storage of vehicles is allowed on the premises. All <br />vehicles must be stored within the showroom each evening. <br /> <br />e. All signage pertaining to this use must meet the requirements of Section <br />1009 of the Roseville City Code. <br /> <br />6.0 PLANNING COMMISSION RECOMMENDATION: <br /> <br />6.1 On Wednesday, July 10, 2002, the Roseville Planning Commission held the public <br />hearing regarding the Synergy Motor Car Company conditional use permit. There were <br />no citizens present to address the Commission. Staff and the applicant responded to <br />certain questions asked by the Commission. <br /> <br />6.2 Chair Duncan, interested in eliminating over regulation, requested condition number "c" <br />be eliminated; however the vote failed. <br /> <br />PF3411 - ReA 072902 - Page 3 of 4 <br />
