<br />August 21, 2002 <br /> <br /> <br />We are the immediate/adjoining property owners on the east side of this proposed <br />development. <br /> <br />Included herein, you will find our impervious surface versus total land area calculations <br />as requested by member, Craig Klausing. <br /> <br />Like most everyone else, our feeling has been that the best project is no project. <br />However, upon a quite thorough examination of the developer's plans, we have accepted <br />this townhouse concept but with some constraints. Our contention is that if done <br />correctly, i.e. large and dense buffer zones, proper drainage, more green open space and <br />fewer units, this project could be O.K. At the August 19 council meeting, it was <br />extremely refreshing to fmd council members, Klausing and Maschka, of the opinion that <br />this project has too many townhomes. As a former contractor and homebuilder, I am <br />convinced that Masterpiece Homes can build fewer town homes on this tract and <br />maintain the same R.O.!. Ifneeded, I will explain my rationale. <br /> <br />Our sincerest hope is that you look at our information and that it helps you come to the <br />same conclusion as ours. This is a good project, it's good for Roseville, but the concept <br />plan, when considering the topography, has TOO MANY TOWNHOUSES, no <br />recreational green space for its residents, and inadequate buffers between it and the <br />existing neighborhood. <br />
