<br />· Submit a revised landscape plan that incorporates shrubs and perennials within <br />planting beds in and around the trees indicated on the proposed landscape plan. <br />Fmiher, work with City Staff on the revised landscape plan and any screening <br />concerns of adjacent property owners as well as preferred plant material for the <br />cul-de-sac islands. <br /> <br />· Shift units three to four feet to create added definition and character to the <br />development. Some units could be shifted forward, while others would need to <br />shift to the rear. An example is attached. <br /> <br />· Create a deck/porch/patio area versus just indicating the deck. This will eliminate <br />the need to modify the PUD in the future if a home owner desires to enclose the <br />deck or replace it with a three/four season porch. The pad area will also provide <br />for the installation of a future patio should a home owner desire this feature. <br /> <br />· Consider the installation of a 28 to 24 foot wide looped street with designated on- <br />street parking or a 20 to 22 foot one way looped road with parking on one side, <br />instead of the two cul-de-sacs. This would eliminate cul-de-sac turnarounds and <br />maintenance, and potentially reduce pavement allowing extra green space in some <br />areas. Re-orient some units and provide more landscaping along former cul-de- <br />sac to provide more privacy. <br /> <br />See attached schematics; Exhibit A and B. <br /> <br />4.0 STAFF RECOMMENDATION: <br /> <br />4.1 Staff recommends approval of the proposal by Masterpiece Homes for a Planned Unit <br />Development General Concept Plan and Subdivision Plat for the proposed Stonecrest <br />development of 24 owner occupied town home units with associated site improvements <br />on property at 2245,2263, and 2275 County Road B, based on the findings and <br />comments of Section 3 of the project report dated August 7, 2002. <br /> <br />4.2 Next Steps: Assuming the Planning Commission takes some action on August 7, 2002, <br />the City Council could take General Concept action on August 19 and Final Development <br />action on September 23,2002. The Final Development Plan action includes approval of a <br />subdivision improvement agreement, the final development plan, the planned unit <br />development agreement, and the zoning ordinance. As listed in the staff repOli, there is a <br />significant amount of developer work and staff review to be completed prior to the <br />Council final action on the subdivision, development plan and agreement. <br /> <br />PF3357 - RPCA PUD Concept 080702 Page 8 <br />
