<br />7.0 STAFF RECOMMENDATION: <br /> <br />7.1 Staff recommends approval of the proposal by Masterpiece Homes for a Final Plat, <br />Planned Unit Development Final Development Plan, Rezoning (R-l to PUD/R-2), <br />and Draft Planned Unit development Agreement for the proposed Stonecrest <br />development of 22 owner occupied townhome units on a cul-de-sac road with associated <br />site improvements on property at 2245,2263, and 2275 County Road B, based on the <br />findings and comments of Section 6 of the project report dated September 30,2002. <br /> <br />8.0 PLANNING COMMISSION ACTION: <br /> <br />8.1 The Planning Commission voted (5-0) to recommend approval of the preliminary plat <br />and Planned Unit Development "General Concept Plan", creating a 24 unit <br />residential PUD development with an underlying zoning of R-2, premised on the <br />street and utility plan dated August 7, 2002 and the remaining site plans dated July 25, <br />2002 and the comment and findings of Section 5 of the project report dated August 7, <br />2002. <br /> <br />9.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />9.1 By motion approve final (second) reading of an ordinance rezoning ofthe parcel from <br />Single Family Residence District (R-l) to Planned Unit Development (PUD) with an <br />underlying zoning of Two Family Residence (R-2) District; <br /> <br />9.2 By motion, approve the Final Subdivision Plat of Stone crest for the development of <br />the 6.9 acre parcel into 22 two family zero lot line attached residential homes; <br /> <br />9.3 By motion, approve the Final Development Plan and Draft Planned Unit <br />Development Agreement of Stonecrest specifying all terms and conditions for the <br />development. <br /> <br />Prepared by: Thomas Paschke, City Planner (490-2236) <br /> <br />Attachments: Location map, site, landscape plan, floor plan, building elevations, aerial photo, draft PUD agreement, <br />and ordinance. <br /> <br />PF3417 - ReA Final Development Plan 093002 Page 9 <br />
