<br />SETBACK PERMIT APPLICATION ATTACHMENTS <br />2 CAR DETACHED GARAGE <br />Carol Mordorski <br />2241 Dellwood Avenue, Roseville 55113 <br /> <br />Support explanation for question # 9: <br /> <br />b. The existing one car garage is in poor condition, both structurally and aesthetically, <br />and will be replaced. Considering that the residence is a four-bedroom home, a 2-car <br />garage is more consistent with that size occupancy, and makes the property more <br />marketable. <br /> <br />The timber steps into the back door of the residence and into the back yard are <br />slippery and uneven, and always present a slipping hazard when wet. <br /> <br /> <br />c. The multiple grade changes from the driveway to the back door and then to the yard <br />are inconsistent, and will be resolved by this improvement. Water ponds in front of <br />and in the garage since the existing concrete drive creates a low spot in front of the <br />garage. Ice forms across the driveway, creating a slipping hazard. <br /> <br />d. The one-foot setback for the existing driveway was needed to clear an addition to the <br />residence that was constructed by former owners over 10 years ago. Keeping the <br />new driveway to the 2 car garage aligned with the existing driveway will minimize <br />additional paving needed, allow backing or driving in a more straight line out of the <br />garage, rather than an additional 4 in a curve north, which will minimize risk of <br />backing into the addition. <br /> <br />f. No other setback issues are created. <br /> <br />g. As noted previously, the existing garage is in need of painting, but is in poor <br />structural condition also. The timber fence that will be removed at the west side of <br />the residence is unsightly, and prevents any view into the back yard. A wrap around <br />deck is planned for 2003 to fit in with the garage project that will cover an abandoned <br />well encasement that is unsightly. <br /> <br />i. Most other property owners in the neighborhood have 2 car garages. This <br />improvement keeps the property value consistent with other properties with similarly <br />sized residences. <br /> <br />k. This renovation solves the problem of water ponding in front of the garage door and <br />in the garage. <br /> <br />I. The roof material will exactly match the residence's roof. <br />
