The existing one car garage is located aligned with the existing driveway, which has <br />a one-foot variance setback from the north property line of the residence. This <br />variance is necessary to allow vehicles to clear an addition to the residence that was <br />constructed over 10 years ago by a previous owner. <br /> <br />A new two-car garage will improve the property value, and provide garage space <br />consistent with the residence's occupancy and other properties in the neighborhood. In <br />order to have the second vehicle also clear the addition when leaving or entering the <br />garage, the garage must be set back from the existing garage. <br /> <br />If the new garage must be set back the required 5 feet from the property line, vehicles <br />will have to swing in and out in a greater arc to clear the addition, putting the residential <br />structure at greater risk of being damaged. Also, there must be a greater setback from <br />the street, requiring a greater amount of paved, impervious surface, and more fill to be <br />imported to keep the garage level with the driveway. <br /> <br />There are many aesthetic, drainage and terrain problems with the area next to the <br />existing garage, and this project will address and solve those problems. They include <br />ponding of water on the driveway and in the garage, many grade changes, unsightly <br />fences and slippery steps. <br />
