<br />Community Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />January 28, 2003 <br /> <br />Dennis and Patricia Humphreys <br />331 Burke Avenue <br />Roseville, MN 55113 <br /> <br />RE: City Council Action re: Your requestfor a Variance and Minor Subdivision <br /> <br />Dear Dennis and Patricia: <br /> <br />This letter is to confirm the Roseville City Council's action, at the January 27, 2003 meeting, <br />relating to your request for a Variance and Minor Subdivision to allow the parcel at 331 Burke <br />Avenue to be divided into two lots. <br /> <br />The Council approved your request for the Variance and Minor Subdivision, subject to <br />compliance with the following conditions: <br /> <br />a. Approval of the Minor Subdivision creating two parcels for the large existing parcel at <br />331 Burke Avenue, with minimum requirements including: a parcel for the existing home <br />110 feet by 160 feet deep and a parcel for development of a home with a minimum width <br />adjacent to Burke Avenue of 40 feet. <br />b. The applicant providing the City with a survey of the new parcels with their legal <br />descriptions and illustrating the existing house and other site improvements. <br />c. A five-foot wide utility and drainage easement adjacent to the west and north property <br />line of the parcel for the existing house (as required by the City Engineer). <br />d. Provision of the appropriate park dedication and sewer accessibility charge fees. <br />e. Submittal of a site, grading, driveway, and utility plan that will be reviewed and approved <br />by the Public works and Community Development Departments prior to building permit <br />Issuance. <br />f. The applicant providing the City with the appropriate recording medium necessary for <br />City approval in order to properly record the subdivision document with Ramsey County. <br /> <br />The City will file the Resolution, after appropriate signatures have been obtained, with the <br />Ramsey County and will also forward a copy to you. <br /> <br />Should you have any questions relative to the Council's action, please call me at 651-490-2232. <br /> <br />Sincerely, <br /> <br />CITY of ROSEVILLE <br /> <br />Dennis Welsch <br />Community Development Department <br />
