A. <br /> <br />Agenda Section: <br />CONSENT <br /> <br />Request by Dennis Humphreys for a VARIANCE to Section 1004.02D5 <br />of the Roseville City Code and a MINOR SUBDIVISION to allow the <br />parcel at 331 Burke Avenue to be divided into two lots (PF3438). <br /> <br /> <br />Department Approval: <br />TP jDPW <br /> <br />Item Description: <br /> <br />1.0 REQUESTED ACTION: <br /> <br />1.1 Dennis & Patricia Humphreys have applied for a 45 foot variance and a minor <br />subdivision to allow their 1.15 acre parcel at 331 Burke Avenue to be divided into two <br />parcels; one with the existing home and the second for a new home to be occupied by the <br />Humphreys. <br /> <br />PROJECT REVIEW HISTORY <br /> <br />. Application submitted & determined complete on November 20,2002. <br />. 60-day review deadline on January 19,2003. <br />. 60-day extension approved on January 6, 2003 (extended to March 20,2003) <br />. Staff Review: Approval with conditions - January 8, 2003. <br />. Planning Commission: Hearing - January 8, 2003. <br />. Anticipated Council Hearing & Action - January 27, 2003. <br /> <br />2.0 SUMMARY OF RECOMMENDATIONS: <br /> <br />2.1 The Planning Commission, at their meeting of January 8, 2003, unanimously <br />recommended approval ofa 45 foot variance to Section 1004.02D5 of the City Code, <br />and, approval of a minor subdivision of property at 331 Burke Avenue, said approval <br />based on the findings and conditions defined in the staff report dated January 8, 2003. <br /> <br />2.2 The Community Development Staff recommends approval of the request by Dennis & <br />Patricia Humphreys for a 45 foot Variance and Minor Subdivision of property located at <br />331 Burke Avenue, subject to the conditions indicated in Section 6 of this project report. <br /> <br />3.0 SUGGESTED ACTION: <br /> <br />3.1 By motion recommend approval of Variance and Minor Subdivision w/conditions <br />(see Section 7 for more detail). <br /> <br />Project information and detailed recommendation on following pages. <br /> <br />PF3438 - ReA 012703 - Page 10f5 <br />
