<br />2.8 Are there any restrictions on building heights? <br />The building height for an ADD is limited to two stories or 30 ft for a detached accessory <br />dwelling unit, or two stories or 30 feet in height within an existing dwelling unit. <br /> <br />2.9 Can an accessory dwelling unit be created if a Home Occupation activity is also <br />present? <br />An accessory dwelling cannot be created with or adjacent to an operating home <br />occupation because it complicates noise, odor, parking and traffic issues. <br /> <br />2.10 What about parking spaces? <br />On-site paved parking is required for an accessory dwelling. Garages are not required. <br /> <br />2.11 Are there design guidelines that are applicable to an ADU? <br />The accessory dwelling must follow existing design guidelines to conform to the existing <br />primary dwelling unit, including exterior materials, trim on edges of elements, windows <br />and, pediment and dormers. Plain concrete, concrete block, corrugated metal, or plywood <br />are prohibited if they are not the predominant existing exterior finish material on the <br />primary dwelling. <br /> <br /> <br />2.12 What is the application process? <br />A standard conditional use permit application could be required. <br /> <br />One condition could be that a covenant running with the land must be notarized and <br />recorded with the County Recorder's office certifying that the owner is occupying one of <br />the dwellings units on the lot. <br /> <br />3.0 SUGGESTED ACTION: <br /> <br />Discuss and provide direction (options): <br /> <br />1.
