October 30, 2002

Mr. Robert Blackstone
1864 Ryan Street
Roseville, Minnesota 55113

RE: Revised Requirements of the Setback Permit (PF 3440).
'-

Dear Mr. Blackstone:

Please be informed that your Setback Permit has been revised to account for items discussed and
agreed upon at the hearing of October 24, 2002. These items were unfortunately omitted from
the previous approval letter.

I have discussed these items with the Community Development Director, and he concurs with
the necessity to include the omitted items as conditions. Below, please find the revised
conditions for your approved Setback Permit:

III Gutters being installed on the detached accessory structure to properly direct roof
drainage away from your structure and neighboring property.

III The 24 foot by 24 foot, 576 sq. ft. detached accessory structure must be setback a
minimum of 11 feet from the south property line.

III The access (garage) door must be placed to the north side of the structure leaving a
minimum of five feet from the door to the south wall.

III The driveway being limited to a width of 20 feet. Said driveway must be flush with
the north side of the structure and extend straight to connect with Draper Drive.

III Exterior building/driveway lighting must be of a type that does not spill out into the
neighboring properties. This can be achieved with either wall mounted downcast
lights or recessed cans placed in the soffit.

III Exterior building materials must be similar to that of the principal structure.
Should you be unable to match the color or style of siding, the City will allow a
reasonable/appropriate color/style to be used.

2660 Civic Center Drive .:.
