<br />4.8 Access to the site will initially be from County Road C. In the future, a frontage road <br />will be constructed as part of the County Road C reconstruction project between the <br />subject parcel and the railroad right-of-way, which will direct vehicular traffic to the new <br />Prior Street intersection with County Road C, which may eventually be signalized. <br /> <br />4.9 The Abra structure will be constructed of color impregnated (tan) burnished block, <br />spandrel glass panels, glazed accent (black) blocks, pre-finished metal (silver) panels and <br />flashing, as well as anodized aluminum doors and windows. <br /> <br />4.10 The structure will have a primary height of 20 feet, with the portion encompassing the <br />customer service increased to 25 feet in height. The structure will be 150 feet long (north <br />to south) and generally 115 feet wide (east to west). <br /> <br />4.11 Trash and recyclables will be contained in a fenced and screened enclosure within the <br />secured (fenced) vehicle area at the rear of the structure. The secured vehicle storage <br />area is for only those vehicles awaiting repair, which area has two access points; one on <br />the east and one on the south. <br /> <br />4.12 A preliminary landscape plan has been submitted for review and comment. The <br />extensive plan indicates the use of linden, honey locust, ash, flowering crab, lilac and <br />spruce trees, dogwood, spirea, and juniper shrubs, day lily perennials, and sod. Irrigation <br />will be required for the full site. <br /> <br />4.13 A preliminary site lighting plan has been submitted for review and comment. The plan <br />includes single and double shoebox/cut-off variety lighting standards on poles that are 32 <br />feet in height. <br /> <br />4.14 Utilities (sanitary sewer and water main) will be provided to both structures from existing <br />main lines that lie in the front yard portion of the subject site. City storm sewer has <br />capacity and will be provided for the site. The proposal also includes two designated <br />infiltration areas to reduce particulate and storm water rate, one west of the Casci <br />development and one in the front yard of the Abra development. <br /> <br />CASCI DEVELOPMENT: <br /> <br />4.15 The. 7 6 acre Casci development will consist of a 7,200 square foot single story structure <br />located at the rear of the subject site. Access to the lot will be through a perpetual private, <br />shared access easement fro a driveway and parking area over the Abra parcel. This access <br />drive is the north-south private, shared driveway surface for the two ownerships. <br /> <br />4.16 Parking for the office/warehouse facility is provided along the east side of the site, which <br />will be the front entry to the building.
