<br />SKETCH PLAN NARRATIVE <br />DEVELOPED FOR ABRA ATUO BODY FACILITY <br />ROSEV1LLE MINNESOTA <br />November, 2002 <br /> <br />ABRA Auto Body and Glass is presenting this request for a change of zoning from I 1 to <br />Planned Unit Development (PUD) for property located at 1910 County Road C W. The <br />intent of this change is the creation of a more flexible approach to land use with a <br />compatible mix of uses. The area in which this propeliy is currently zoned 1. The site is <br />designated as B - Business in the Comprehensive Plan - Future Land Use Map, adopted <br />January 2002. The new uses will be auto body repair and office warehouse space. Office <br />warehouse is allowed in II but both uses are permitted uses in 12. Auto repair requires a <br />conditional use permit in B-3. <br /> <br />This property is south of the area known as the Twin Lakes Redevelopment Area. Much <br />like the Roseville Business Park, described in the Twin Lakes Master Plan Amendment to <br />the Comprehensive Plan, June 2002, this parcel seeks to be compatible with the <br />surrounding areas to the north as well as the neighboring companies. The site design and <br />the buildings will establish the feel of a business area rather than an industrial area. <br />Augies Catering and Renewal by Anderson are adjacent businesses. The site will have a <br />well planned access road as part of the new master redevelopment plans. <br /> <br />Emphasis is being placed on creating an attractive and safe environment for customers <br />and employees alike. Architecturally distinct buildings and environmentally sensitive <br />landscaping and lighting will enhance the project. <br /> <br />The goals of the PUD include the following: <br />1. Create a buffer between County C and the property with green space. <br />2. Create a suitable environment within the site <br />3. Create compatible use and building designs <br />4. Clean up and create a more attractive site on County C <br />5. Provide quality jobs for Roseville residents <br />6. Add to the tax base with an additional building <br /> <br />ABRA Auto Body & Glass is a recognized leader in the auto body, auto glass and <br />paintless dent repair industry.
