in annual retail sales and will generate additional real estate tax dollars. The
community's share of taxes generated from this project will be available to the City of
Roseville to support a variety of community improvements.

The cOlmnunity utility, transportation, police and fire protection, parks and administrative
services are adequate at currently available levels to support this use. Traffic levels
generated by an auto body repair facility are very low, especially as compared to other
commercial uses that could choose to locate on this site. ABRA has recently completed a
traffic analysis which establishes a peak hour rate of 26 trips and 224 daily trips. The
office warehouse planned for the site will also be a low traffic generation rate.

All services and work for ABRA is conducted within the building. As a result, this
project will not cause air, noise or water pollution. ABRA prides itself on its record in
proper, environmentally safe disposal of waste materials and the high quality of
maintenance it assures at its facilities.

This project will not be injurious or detrimental to the health, safety or welfare of the
present and future inhabitants of Roseville. In fact, through excellent employment
opportunities, responsible facility management, new attractive buildings, sensitivity to
environmental concerns and extensive landscaping, this project promises to create a
wonderful addition to the community.
