We do not have a large volume of business traffic and customers <br /> <br />who come to Carbone's to pick up their pizza are there only about three <br /> <br />to five minutes. <br /> <br />NATURE OF LOCATION. The location we are seeking the <br /> <br />conditional use permit for currently houses Realty Executives, a real <br /> <br /> <br />estate sales company. The building is 2,224 square feet. Realty <br /> <br /> <br />Executives intends to continue to utilize 944 square feet and Carbone's <br /> <br /> <br />intends to utilize 1,280 square feet. The parking lot has space for twenty <br /> <br />vehicles. <br /> <br />HOURS OF OPERATION. Realty Executives hours are normally <br /> <br />8:00 a.m. to 5:00 p.m., but there are days when no one is there the <br /> <br />entire day and an occasional evening when someone might be there. <br /> <br />Carbone's Pizza's hours are from 4 p.m. to 10 p.m., Sunday through <br /> <br />Thursday and 4 p.m. to midnight, Friday and Saturday. <br /> <br />Though Carbone's hours of operation are as above, ninety percent <br /> <br />of our business is conducted starting between 6 to 6:30 p.m. and endin.g <br /> <br />between 8 to 8:30 p.m. This business is spaced fairly evenly during this <br /> <br />time; at our busiest, the most we have ever had waiting for pick-up has <br /> <br />not exceed eight to ten people. If we implement delivery, this will further <br /> <br />decrease the minimal traffic. <br /> <br /> <br />EMPLOYEES.
