<br /> <br />6.1 Based on the information provided and the findings in Section 5 of this project report, <br />staff recommends approval of a 18 foot VARIANCE to Section 1004.01 A 7 and <br />1004.02D5 of the Roseville City Code to allow construction of a detached accessory <br />building in the front yard at 345 South Owasso Boulevard, subject to the following <br />conditions: <br /> <br />A. The applicant locating the lot's property pins (or provide a survey) and based on <br />that, developing a scaled site plan with dimensions for structures and driveway, <br />thus allowing the Community Development Department to verify proper <br />placement of the accessory building. . <br /> <br />B. The accessory building being setback a minimum of 12 feet from the front (road <br />side) property line (South); a minimum of 5 feet from the side yard property line <br />(east); and a minimum of6 feet from the existing principal structure. <br /> <br />C. The review and approval of a building pennit consistent with the approved plans <br />and variance. The new building to match the existing building in color and/or <br />materials. <br /> <br />7.0 PLANNING COMMISSION ACTION: <br /> <br />7.1 On June 4, 2003, the Roseville Planning Commission held the public hearing regarding <br />the Peterson variance request. At the hearing no citizens addressed the Commission and <br />the Commissioners had no questions of the applicant or staff. <br /> <br />7.2 The Planning Commission voted (6-0) to recommend approval ofthe request for an 18 <br />foot VARIANCE to Section 1004.01A7 and 1004.02D5 of the Roseville City Code by <br />Daniel Peterson, 345 South Owasso Boulevard to allow the construction of a 624 <br />detached accessory building (garage) in his front yard, based on the findings in Section 5 <br />and conditions of Section 6 of the project report dated 6/4/03. <br /> <br />8.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />8.1 Adopt a resolution approving an 18 foot VARIANCE to Section 1 004.01A 7 <br />(Location) and Section 1004.02D5 (Dwelling Dimensions - Front Yard Setbacks) of <br />the Roseville City Code for Daniel Peterson, to allow construction of a 24 foot by 26 <br />foot (624 sq. ft.) detached accessory building 12 feet from the front (road side) yard <br />property line at 345 South Owasso Boulevard, based on the findings in Section 5 and <br />conditions of Section 6 of the project report dated June 16, 2003. <br /> <br />Prepared by: Thomas Paschke (651-490-2236); Dennis Welsch (651-490-2232) <br />Attachments: Location map, narrative, site plan, and aerial photo. <br /> <br />PF3484 - ReA 06/16/03- Page 5 of 5 <br />
