<br />466 Hilltop Avenue <br />Roseville, MN 55113 <br />651-489-5274 <br />612-673-3642 <br /> <br />06/22/2003 <br /> <br />City of Roseville <br />Community Development Department <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />RE: Variance for Detached Accessory Building & additional Driveway <br /> <br />To whom it may concern: <br /> <br />I would like the City to consider granting the necessary variances so that I can have Sussel <br />Corporation remove myoid, dilapidated single car detached garage and replace it with a more <br />useful detached two-car garage. <br /> <br />The proposed site plan places the garage within the five-foot side yard setback and the plan <br />exceeds the 30% impervious lot coverage. Additionally the existing driveway is within the five- <br />foot side yard setback area. I am asking the city to consider allowing the proposed garage to be <br />set back from the side lot 2 feet and allow the existing driveway to remain. <br /> <br />The reasoning in support of the variance is that to have to remove the entire existing concrete <br />driveway and replace it would be very expensive and also the driveway could only be <br />approximately 6.5 feet wide. This is because the house is less than 17 feet from the side lot and <br />there is a five-foot wide deck, which allows access to the rear door of the house, within those 17 <br />feet. <br /> <br />The location of the proposed garage is set back from the house the minimum distance <br />recommended by the garage builder to allow for vehicles to get around the house and into the <br />garage. If the garage were placed further back on the lot it would require the removal of at least <br />one, and maybe two trees. <br /> <br />Building the proposed garage five feet from the side lot would require the removal of the existing <br />stone and concrete patio and also moving the garage back sufficiently to allow for vehicles to get <br />into and out of the garage. As previously noted, moving the garage back would jeopardize the <br />trees. <br /> <br />I also ask that you consider allowing the existing driveway to remain and allow construction of <br />the new driveway that connects the old driveway to the proposed garage be within the side lot <br />set back area. The new driveway would move towards the requested two-foot side lot setback in <br />the shortest distance that is practical to allow for vehicles to clear the residence. <br /> <br />During the planing of the proposed garage I chose the smallest two-car garage floor plan <br />because of the lot limitations. I also met with one of the city planners to seek suggestions on <br />how to change or modify the plans to conform to the existing codes. I think that the proposed <br />site plan is worthy of the city considering the requested code variances.
