<br /> <br />4.1 Diane & Rick Distad have a to construct a attached <br />garage stall on to the west side of the home, which addition would encroach 10 feet into the <br />required comer setback adjacent to a public street. The City Code (Section 1 004.02D4) <br />regulates where structures can be placed on a comer lots with setback requirements. In the <br />case of the Holmgren/Distad parcel, there is a 30 foot minimum setback (side yard adjacent a <br />public street) applied to the west property line (Westem Avenue). <br /> <br />4.2 The Holmgren/Dist.1d home was constructed in 1976 and lies on a parcel that is 100 feet wide <br />by 127 feet deep or 12,789 sq. ft. in size. The parcel has an impervious coverage allowance of <br />3,837 sq. ft. of which an estimated 3,105 sq. ft. is being utilized (house fOtmdation, attached <br />garage, shed and driveway). The addition ofthe proposed attached 12 foot by 24 foot (288 <br />sq. ft.) garage would bring the total to impervious coverage on the parcel to an estimated 3,400 <br />sq. ft. <br /> <br />4.3 Variance Conditions Proposed: <br /> <br />SECTION 1004.02D4 Existing Condition Proposed Condition Variance Requested <br />Structure Adjacent Public <br />Street <br />30 feet 32 feet 20 feet 10 feet <br /> <br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 Section 1004.02D4 reads: "a side yard adjacent to a street on a corner lot shall not be less <br />than 30[eet ". The existing Rose principal structure was constructed in 1976 and <br />meets the requirements of this Section of the City Code. The existing home lies 32 <br />feet from the property line adjacent to W estern Avenue. The proposal would place the <br />attached third stall 20 feet from that property line. The HolmgrenlDistad parcel <br />requires setbacks of 30 feet from the north (front yard), south (rear yard), and west <br />(corner side) property line, and 10 feet from the east property line. <br /> <br /> <br />5.2 The applicant's proposal seeks to construct a 12 foot by 24 foot garage stall on to the west side <br />of the existing attached garage and shifted six feet to the south to reduce impact on existing <br />driveway (see attached site plan). The west side has been selected by the applicant because of <br />proximity to the existing attached garage and driveway. <br /> <br />5.3 The applicants have indicated in their narrative that they are seeking the variance to provide <br />more storage for a boat and a nlture vehicle.
