<br />4.0 REVIEW of REQUEST: <br /> <br />4.1 Ilood Packaging leases a of the Smurfit Stone building located at 3075 Long Lake <br />Road. They propose to increase the height of a small space within their lease area in order <br />to accommodate a new plastic film extruder. The owner has indicated <br />support for the roof height increase. <br /> <br />4,2 The structure was constructed in 1969; lies on a 430 foot wide by 1,395 foot long (13.77 <br />acres) parcel; has a Comprehensive Land Use designation of''!'', Industrial; and has a zoning <br />designation of 1-1, Light Industrial District. <br /> <br />4,3 The additional roof height is necessary to accommodate the plastic film extruder. This machine <br />is designed to cool plastic film as it exits the extruder and travels downward to the separator <br />(single wide sheet split into two sheets). From there the film is processed into rolls. <br /> <br />4.4 Variance Conditions Proposed: <br /> <br />SECTION 1007.01E Existing Condition Proposed Condition Variance Requested <br />Building Height <br />45 feet 40 feet 60 feet 15 feet <br /> <br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 Section 1007.01E (Building Height) reads: "building height for manufacturing, laboratory, <br />warehouse, and showroom structures shall be no greater than 45 feet in any industrial <br />district. Office structures shall be limited to 4 stories and a height of 60 feet in any <br />industrial district". The proposal by Hood Packaging would increase a portion of a <br />manufacturing area from 40 to 60 feet, thus a Variance of 15 feet is necessary from <br />Section 1007.01E. <br /> <br />5.2 The structure at 3075 Long Lake Road (Smurfit Stone building) is rectilinear facing Long Lake <br />Road. The rear of the building is adjacent to a rail spur and faces Highway 88. The main level <br />ofthe structure lies approximately 10 feet lower than the north bound lane of Highway 88. The <br />structure has a width of approximately 240 feet, a length of approximately 940 feet and a height <br />of roughly 30 feet. However, a small area currently occupied by Hood Packaging has an <br />existing roof height of 40 feet to accommodate their existing extruder. <br /> <br />5.3 The proposal seeks to construct a 20 foot addition on to the northem portion of the 40 foot high <br />structure, either in the same location as the 40 foot section or a slightly larger area of the roof <br />(see attached plan). <br /> <br />PF3547 - RPCA 020404 Page 2 of 5 <br />
