<br /> <br />Department <br />651-792-7070 <br /> <br />February 11, 2004 <br /> <br />Christopher & Noelle Olsen <br />2940 Old Highway 8 <br />Roseville, MN 55113 <br /> <br />RE: Detached Accessory Building Variance Request. <br /> <br />Dear Christopher & Noelle: <br /> <br />On January 15,2004, you submitted an application seeking a Conditional Use Pem1it and <br />Variance to allow the construction of a 980 sq. ft. detached accessory building (garage) in the <br />front yard of your parcel. This application was submitted after the application deadline for <br />consideration at the Planning Commission's February 4,2004 meeting. A land use application <br />must be submitted approximately one month prior to the Commission meeting so that the <br />required review and public hearing notification can be completed in accordance with State Law. <br />In the case of your application submittal, neither notification could be properly completed. <br /> <br />I have reviewed your application and the information contained within, and have concluded that <br />the application is complete and can be forwarded to the Planning Commission for consideration <br />at their March, 3, 2004 meeting. You will receive further notice of this hearing/meeting as will <br />your neighbors. It is suggested that you discuss your proposed intentions with your direct <br />neighbors to familiarize them with your proposal. <br /> <br />Your presence at the hearing is required and additional information must be submitted. Please <br />see the following comments: <br /> <br />· Your parcel is approximately 24,740 sq. ft. in size affording you 7,422 sq. ft. of <br />impervious coverage. You indicate in your application submittal that existing impervious <br />is 3,785 sq. ft. and would be 4,765 sq. ft with the proposed 980 sq. ft. detached garage, <br />which total is well under the parcel's allowance. <br /> <br />· Section 1004.0lA3 (Detached Accessory Building Size Limit) states: "Total detached <br />accessory building area shall be limited to 40% of the required rear yard area, up to a <br />maximum of 864 sq. ft. The 40% rear yard area limitation is calculated by taking the <br />width ofthe subject lot or parcel and multiplying it by the required rear yard setback or <br />30 feet, then multiplying that number by .4 or 40%." Your rear yard area has been <br />calculated to be 1,200 sq. ft., which exceeds the size allowed under a Conditional Use <br />Permit (1,008 sq. ft.). <br /> <br />2660 Civic Center Drive .:.
