<br /> <br />· The proposal to construct a detached accessory building in the front yard at or near 980 <br />sq. be rear yard allowance pertaining to detached accessory <br />buildings. <br /> <br />" Section 1004.0 1A4 (Requirements for Increasing Maximum Size) states: "The size of <br />detached accessory buildings may be increased from a total of 864 sq. ft to a maximum of <br />1,008 sq. ft." The process under which the increase may occur is the Conditional Use <br />Permit (CUP) and your proposal seeking allowance of a 980 sq. ft. detached garage falls <br />within the CUP range. <br /> <br />III Section 1004.0 lA5 (Overall Area) states: "The overall area of an attached garage and <br />detached accessory building(s) shall not exceed the exterior dimensional footprint of the <br />principal structure, excluding any attached garage footprint." Based on the information <br />submitted with the applications, you indicate a principal structure footprint of 1,210 sq. <br />ft. and an attached garage of230 sq. ft., which would afford you an overall area <br />allowance of980 sq. ft. Staffhas calculated the home as being 1,056 sq. ft. and the <br />attached garage at 240 sq. ft. and an allowance of816 Sq. ft. These numbers will need <br />to be verified prior to the project report being forwarded to the Planning <br />Commission. <br /> <br />· The narrative further indicates that your proposed detached accessory building would be <br />under the 980 sq. ft. afforded under this Section of the City Code. However, no size is <br />given and your letter does not mention how the existing attached garage will be used in <br />the future. The exact size of the proposed detached accessory building will need to be <br />solidified and an explanation of what will happen to the existing garage given, prior <br />to the project report being forwarded to the Planning Commission. <br /> <br />In summary, you application is complete and will be forwarded to the Planning Commission for <br />a hearing on March 3,2004. However, because staff is unable to verify the size of your home <br />and there is no definitive size given for the detached accessory building, these items need to be <br />provided to staff on or before February 18, 2004. <br /> <br />The Community Development Department does not dispute the sizes you have provided, but <br />rather we are required to determine whether additional variances are necessary. Like wise, the <br />Community Development Department is unable to forward a size recommendation regarding the <br />detached accessory building when one has not be solidified by you. <br />
