<br /> <br /> <br /> <br /> <br />of Roseville (C01mnunity Development Department), <br />Subject: Request for Variance <br /> <br /> <br />V\./e are the homeowners at 2940 Old H\vy. 8 in the ofRosevil1e (see Appendix A). <br />This is a one and one-half story home with a single car attached garage built around 1940 <br />on approximately a one-half acre lot. We are requesting a variance so that we may be <br />able to build a four-stall detached garage on the northwest portion of the lot (see <br />Appendix B). The following information offers the reasoning for the request. <br /> <br />Our cunent structure, as noted above, only has a single-car garage. We currently have <br />multiple drivers and five vehicles; all but one is currently parked outside, with the fifth <br />vehicle being temporarily stored at another location. The driveway offers little in extra <br />parking areas. This forces the "jockeying" of vehicles at times in order to get vehicles <br />out of the driveway. <br /> <br />Tlte Problematic Alternative <br /> <br />Current building codes currently allow for a structure to be built in the back of tke house <br />without a variance. The nature of the ten'ain of our lot poses some difficulties for <br />building behind the house. These difficulties may adversely impact the envirolL'11ent and <br />would create a significant financial burden to accomplish. <br /> <br />The driveway for such a garage would need to be approximately one hundred feet in <br />length; which, per code, would have to be a paved surface. This would be necessary to <br />get past the current garage and also past a large mature tree. Any excavation in the <br />backyard, either for a garage or a driveway, may very likely adversely impact this tree <br />(See Appendix B). <br /> <br />There is a very sharp decline from the front yard to the back yard (see Appendix C). <br />There would be a need for massive amounts of excavation in order to make the drivewav <br />. <br />going into the backyard usable. Such excavation will have an impact on the current run- <br />off and possible the foundation of the existing garage. <br />
