The State Statutes allow for <br />initial moratoriums to last up to one year, with possible extensions for federal, state, and <br />metropolitan reviews. <br /> <br />2.4 Notice ofthis impending action was provided to the properties owners within the Twin Lakes <br />study area for the first reading. <br /> <br />3.0 PROPOSED STUDY <br /> <br />3.1 Based on the Master Developer's Plans and the comments/recommendations from the <br />Stakeholders and the Planning Commission, the staff projects that the items listed below will <br />be necessary in addition to preparation of a report for the City Council and the Planning <br />Commission. <br /> <br />A. Amendments to the Comprehensive Plan. <br /> <br />B. Amendments to the AUAR <br /> <br />C. Amendment to zoning and PUD documents <br /> <br />D. Completion of the Redevelopment Finance Plan and inventory of blighted <br />properties. <br /> <br />E. Completion of a Master Developer Development Agreement <br /> <br />Other items: <br /> <br />F. Is there a traffic increase and circulation disruption within and adjacent to the <br />Twin Lakes area? Amendments to the traffic and road plans as needed. <br /> <br />G. What are appropriate parking lot lighting, security lighting, and signage <br />lighting? <br /> <br />H.
