I am the neighbor at 3093 ASBURY to the SOUTH. This request for a variance will effect my property. PLUS, THE IMPACT TO THIS NEIGHBORHOOD will be effected greatly. This area is unique--WE ARE A COMlViUNITY OF YEARS--THERE IS AN ASSOCIATION KNOWN AS ARDEN HILLS NO.3. IT IS ALSO ZIP CODE 55112, SCHOOL DISTRICT 621. It seems to my judgment AH NO. 3 should be entirely ARDFN HILLS. This entire area was platted in late 1948, 49, and by 1950 most lots were sold. John J. Kenna, was not a developer and this area lots built individually and land was not graded changing the land --it has the hills and lay of land as it was back years as perhaps real rural and possibly cows grazing!! The lake has afforded all families great recreation within walking and the children had the experiences of swimming, riding bikes, running all around safely to and from friends homes--Arden Hills No. 3 has a PRIVATE BEACH OWNED AND KEPT UP FAITHFULLY BY THE RESIDENTS. If ever in need of upkeep; that is safe docks, beach to be kept clean, area path to be accessible--this done and additional costs besides the annual dues are gladly paid. The variance that is being requested to make an adjoining lot to 3103 a SUB-STANDARD BUILTABLE LOT and SOUTH BORDER BUTTING UP TO MY NORTH PROPERTY LINE (3093 ASBURY) is UNACCEPTABLE. IT MUST BE KEPT IN FRONT OF YOUR MINDS AND I AM ADDING; YOUR HEARTS, TOO!! The houses in this neighborhood, most of them, were built in the early 501s. Keeping this/~'nd, ANY HOUSE at this time on what is labeled as SUB-STANDARD (although meets some of Rosevillels City's specifications) CANNO'f FIT IN! Arden Hills No. 3 was not built.up by developers that did homes to the east of Snelling Avenue and beyond Hamline Avenue like Hiner, Krois and the Western Ho homes. YOU MUST KEEP IN MIND, ARDEN HILLS NO.3 WANTS TO KEEP THEIR UNIQUENES. 11m sure currently you are keenly aware the home builders are finding people (families) want a Nei~hborhood--they-re looking for more than a home. 'rHERE IS A IIW'AN'fINGII FOR HAVING KIDS 'fO GO OU'fSIDE FROM ONE HOUSE TO ANOTHER--this is what this neighborhood has been all about. There is a feeling- of II communi ty" so rtEAL NEIGHBORHOODS ARE IN DE- HAND. Keep Arden Hills No. 3 as it is--lots that we early "settlers" bought as 1001; this is what we wanted.
