Manager ApJ2roved; Agenda Section '711/11 i!'))Il;W) HEARING A request by Vernon Albertson for a MINOR SUBDIVISION of his property located at 3103 Asbury Avenue (PF3556) 1.0 REQUESTED ACTION 1.1 Vernon Albertson seeks approval of a minor subdivision to create two single-family parcels out of his existing 40,000 square foot lot. Each parcel wiII meet or exceed all City lot size requirements. 2.0 BACKGROUND: 2.1 Section 11.0404 E states: Three Parcel Minor Subdivision: When a subdivision creates a total of three (3) or less parcels, situated in an area where public utilities and street rights of way to serve the proposed parcels already exist in accordance with City codes, and no further utility or street extensions are necessary, and the new parcels meet or exceed the size requirements of the zoning code, the applicant may apply for a minor subdivision approval. 2.2 Section 11 03.06A reads: the minimum lot dimensions in subdivisions designed for single family detached dwelling developments shall be: (l) 85 feet wide at the established building setback line and on outside curvatures. 2.3 Section 11 06F states: Side lot lines shall be substantially at right angles or radial to the street line. 2.4 The Albertson parcel lies along Asbury Avenue in the northwest portion of Roseville adjacent to Northwestern College. The parcel is located in Comprehensive Planning District 2, where it is designated as low density residential, LR and is zoned R -1, Single Family Residential District. 2.5 Mr. Albertson owns two existing lots (l00 feet by 200 feet) which were platted in the late 1940's. The proposal would create Parcel "A" with a width along Asbury of 115 feet, a depth of 200 feet, and an approximate size of 25,000 sq. ft. Parcel "A" would include the existing home. Parcel "B" would be 85 feet wide along Asbury Avenue, 200 feet deep and approximately 14,000 sq. ft. 2.6 The "new" parcel line will be at a right angle to Asbury Avenue, then slightly angle to the south, then, continue to the rear property line at a right angle (see attached proposal).
