651-792-7074 .. fax:

III

A residential property is limited to accessory building area which does not exceed the
footprint of the principal structure (home). However, it does not appear that
proposal combined with the existing attached garage and shed will exceed your homes
footprint. The plan that you submit for a building permit must indicate information.

III

A residential parcel is limited to an impervious coverage of 30% or in the case of your
parcel 3,120 ~q. ft.. Impervious coverage includes the footprint of all structures such
homes detached garages and sheds; all paved surfaces such as driveways, patios, and
sidewalks; and decorative items such as brick paver walkways and patios. I have
estimated that your parcel has an existing coverage of3,264 sq. ft., which exceeds the
parcel's allowance by l44 sq. ft. The overage is common on older parcels, and it is
possible that my estimate may be slightly off. HowevG, if a proposal seeks to increase
impervious coverage above the code requirement, a variance would be necessary.

III

You indicate in your note on the submitted site plan that a surveyor is waiting to survey
your parceL I suggest that you go-ahead with the survey and submit a copy to my
attention for further analysis. The survey will provide clarity on some of the outstanding
issues indicated above.

Should you have any questions or comments, please feel free to call me at 651-792-7074.

Regards,

Thomas Paschke
City Planner
