<br /> <br />3.0 ST AFF FINDINGS & CONDITIONS: <br /> <br />3.1 The City Planner has concluded that the proposal meets the requirements of the <br />Comprehensive Plan and Zoning Ordinance. <br /> <br />3.2 The City Planner has concluded that the request meets the requirements of Section <br />1004.0156 (Residential Dimensional Requirements), Section 1103.06AI and Section <br />11.0406F (Subdivision of Land) of the Roseville City Code. Specifically, both parcels <br />have a minimum width of 85 feet, a depth of 110 feet and a minimum of 11,000 sq. ft. <br /> <br />3.3 Since Mr. Kueffer is not creating a new lot, but rather adjusting the existing line, no park <br />land dedication is required. <br /> <br />3.4 The applicant must record the lot line adjustment (parcel legal descriptions) within 60 <br />days after the approval of the City Council. <br /> <br />4.0 STAFF COMMENT & RECOMMENDATION: <br /> <br />5.1 Based on the findings in Section 3.1 to 3.2, and subject to the condition listed in Section <br />3.4, the City staffrecommends approval of the proposed minor subdivision by James <br />Kueffer, 890 Parker Avenue. <br /> <br />6.0 SUGGESTED CITY COUNCIL ACTION <br /> <br />6.1 BY MOTION APPROVE the request by James Kueffer for a CORRECTION consistent <br />with Section 1104.04D ofthe Roseville City Code, for property located at 890 and 896 <br />Parker Avenue, subject to the findings and conditions listed in Section 3.1 through 3.4 of <br />the Report for Council Action dated May 24, 2004. <br /> <br />Prepared by: Thomas Paschke (490-2236) <br />Attachments: Property location map, concept proposal, and aerial photo of parcel. <br /> <br />PF3569_RCA_052404 Page 2 of2 <br />
