<br /> <br />NO: 3.h <br />- <br />Manager Approved: Agenda Section <br />-7tl ~J ~,l/-t;;~) CONSENT <br /> <br />A request by Vernon Albertson for a RECOMBINATION of his property <br />located at 3103 Asbury Avenue (PF3590) <br /> <br /> <br /> <br />Department Approval: <br />TP <br /> <br />Item Description: <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Vernon Albertson seeks approval of a RECOMBINATION to split off a 30 foot wide <br />portion of his existing parcel to be incorporated into the adjacent Churchward parcel to <br />the south. <br /> <br />2.0 RE VIE W of PROPOSAL: <br /> <br />2.1 Section 11.0404 B states: Recombination: To divide one recorded lot or parcel in order to <br />permit the adding of a parcel of land to an abutting lot to create two buildable parcels, the <br />proposed subdivision in sketch plan form, shall be submitted to the City Council for <br />approvaL No hearing or Planning Commission review is necessary unless the proposal is <br />referred to the commission by the Community Development Director for clarification. <br />The proposed recombination shall not cause any portion of the existing lots or parcels to <br />be in violation of this regulation or the zoning code. Within 30 days after approval by the <br />City Council, the applicant shall supply a certificate of survey to the Community <br />Development Director and City Manager for review and approvaL After completion of <br />the review and approval by the Community Development Director and City Manager, the <br />survey shall be recorded by the applicant with the Ramsey County Recorder within 60 <br />days after approval by the City Manager. <br /> <br />2.2 Section Il03.06A reads: the minimum lot dimensions in subdivisions designed for single <br />family detached dwelling developments shall be: (1) 85 feet wide at the established <br />building setback line and on outside curvatures. <br /> <br />2.3 Section I106F states: Side lot lines shall be substantially at right angles or radial to the <br />street line. <br /> <br />2.4 The Albertson parcel lies along Asbury Avenue in the northwest portion of Roseville <br />adjacent to Northwestern College. The parcel is located in Comprehensive Planning <br />District 2, where it is designated as low density residential, LR and is zoned R-I, Single <br />Family Residential District <br /> <br />2.5 Mr. Albertson owns two existing lots, Lots 6 and 7, Block 10, Arden Hills No.3. Each <br />lot is 100 feet wide and 200 feet deep, and they were platted in the late 1940's. <br /> <br />PF3590_RCA_072604.doc Page 1 of2 <br />
