<br />ATTACHMENT: NARRATIVE IN SUPPORT OF VARIANCE <br /> <br />The proposal submitted will create two parcels, one 100 feet wide by 100 <br />feet deep (Tract B), and the other (Tract A) 101.2 feet wide by 93 feet deep <br />on the north and 100 feet deep on the south. Roseville code requires an <br />interior lot to have an 85 foot minimum frontage along a public street. <br />These lots will be 100 feet and 101.2 feet wide respectively, so they will <br />meet the code requirement in a very important way. One reason for the <br />variance is the lot depth, which on the proposed lots would be 100 feet and <br />93-100 feet respectively, whereas the code minimum is 110 feet. This is not <br />a significant difference. The other reason for the variance is total square feet, <br />which is not a large difference. <br />
