<br /> <br />. uses <br />Kissell Construction Inc. <br /> <br />George Seidel (owner of the 56 McCarrons Apartments units, the largest rental property <br />owner near the Guptil site) was contacted by phone for his thoughts: <br /> <br />Mr. Seidel said he could accept a senior hi-rise or other multi-family, or townhomes, and that he <br />likes the idea of more people in the area rather than the vacant building. He explained that his <br />buildings went up in valuation 41 % one year and 47% the next, which was hard to accept. He <br />suggested opening up the armory for neighborhood recreation - especially the gym and play <br />fields. He is happy with his renters; mostly young blue collar workers renters who are hurt by <br />lose of jobs. He does have to work with them on stretching rent every month. While the rental <br />market is full of vacancy, and there are lots of deals in current market, it does not have too much <br />impact on him because the Seidel units are $695 monthly for a two bedroom unit and $595 <br />monthly for a one bedroom unit. He would like to be kept involved of this study. He said the 23 <br />(1 bedroom) units on Elmer sold in spring of 2003 and sold again later in 2003 for about $65,000 <br />a unit - way too high for the rent. Mr. Seidel was happy to hear the neighbors like his building <br />and find it a "key" to neighborhood stability. <br /> <br />Steve Zeece Jr., Land Z TruckslEquipment was not able to make the meeting but <br />provided the following written comments: <br /> <br />I have a prior commitment tomorrow afternoon and cannot attend the meeting but I am very <br />interested in the area developments. In addition to having a commercial business in the <br />designated area I reside on Burke Street (205) which is 1 block away from the Guptil site. I can <br />provide you with some information regarding L-Z Truck Equipment's future plans or lack <br />thereof and you can make them part of the meeting in my absence. We have enjoyed much <br />success with our Ford Motor Ship Thru contract and have had some overflow parking issues <br />which prompted us to utilize the Minnesota State Fair as an auxiliary parking area. Obviously <br />the land directly north of us which is currently owned by David (Kris) Krengel would seem to be <br />a perfect fit for us. However, his asking price ($300, 000.00) is steep for a parking lot but we <br />don't want to be shortsighted either and realize that in the long run the entire corner would gain <br />more value with this additional parcel of land added to what we already have. ... <br /> <br />I am 47 with 3 children (all boys) in Roseville school ages 14, 14 & 11. They all play sports <br />and I volunteer as a baseball manager and as the scheduler for gym time in basketball. I am <br />pretty entrenched in the community and unless someone came up with an offer I could not refuse <br />I plan on continuing to run the business. It is a challenge every day but its fun!
