It was also assumed <br />that at least 1 surface parking area for each unit without 2 underground parking spaces would be <br />required, as 2 spaces per unit is required per the City Code. Therefore, the amount of impervious <br />that will created is as follows: <br /> <br />Elmer Street Parcels (14 units) <br /> <br />3-story building with 5 units/floor: 1,100 sq. ft x 5 == 5,500 sq. ft. <br />15 surface parking spots at 300 sq. ftlspot: 300 sq. ft. x 14 == 4,500 sq. ft. <br />1,000 sq. ft. of additional impervious for driveway entrance, sidewalks, etc. <br />Total Impervious == 5,500 + 4,500 + 1,000 == 11,000 sq. ft. <br /> <br />Guptil North (5 units) <br /> <br />5 individual units: 1,100 sq. ft. x 5 == 5,500 sq. ft. <br />4,500 sq. ft for driveways <br />Total Impervious == 5,500 + 4,500 == 10,000 sq. ft. <br /> <br />Guptil South (21 units) <br /> <br />3-story building with 7 units/floor: 1,100 sq. ft x 7 == 7,700 sq. ft. <br />21 parking spots at 300 sq. ft.lspot: 300 sq. ft. x 21 == 6,300 sq. ft. <br />1,000 sq. ft. of additional impervious for driveway entrance, sidewalks, etc. <br />Total Impervious == 7,700 + 6,300 + 1,000 == 15,000 sq. ft. <br /> <br />These proposed totals are below the 30% impervious area totals allowed for the parcels, as well <br />as below the building pad areas calculated in Table 1. <br /> <br />STORi'VlW A TER MANAGEMENT <br /> <br />A wet-bottom detention basin is proposed to be located to the west of the Guptil parcel on the <br />Armory site to provide stormwater management for the two buildings and associated parking. <br />This pond will be connected to the existing pond on the Armory site via a swale located along <br />the north property line of the site. The high water level of the existing pond is 894 feet, based on <br />information found in Roseville's Surface Water Management Plan. The proposed pond will <br />consist of 4 feet of dead storage and 4 feet oflive storage. <br /> <br />The Elmer Street parcels are proposed to be regraded to direct stormwater into a proposed storm <br />sewer flowing south across Elmer Street and then west into the detention basin. The south <br />portion of the Guptil site where the building will be located is proposed to be regraded to direct <br />the runoff into a proposed storm sewer flowing northward into the proposed detention basin. <br />This storm sewer is proposed to be installed 5 feet off the east property line, which will partially <br />place it within the wetland buffer. It does not appear that the storm sewer will be located in the <br />
