<br /> <br /> <br />Department <br />TP /DPW <br /> <br />Item Description: <br /> <br />Agenda Section: <br />OTHER BUSINESS <br /> <br />Sketch Plan ReVIew of a proposal Stockman Management to redevelop <br />the Mastell Brothers site at 2420 Cleveland Avenue (PF3577). <br /> <br />1.0 BRIEF REVIEW of PROJECT: <br /> <br />1.1 Randy Stockman, Stockman Management Company, seeks comments and direction from the <br />Plan111ng Commission on a redevelopment proposal for the former Mastell Brothers site at <br />2420 Cleveland Avenue (between Schmidt Music and Joe Senser's). The proposal would <br />require a subdivision plat and a planned unit development/rezoning. <br /> <br />1.2 The six acre parcel contains a single structure, the former Mastell Brothers Trucking <br />facility, which is deteriorating, and the parcel is relatively flat, surrounded on steep <br />slopes on the north, south, and east sides. The development team has met with the City <br />Planner and Community Development Director on a number of occasions to review the <br />redevelopment proposal. <br /> <br />1.3 The current proposal seeks to redevelop the site into 100 unit Staybridge Suites and two <br />restaurants, on four lots, one which will contain storm water management requirements. <br />The proposed hotel would be 4 stories in height and include a pool. The restaurants <br />would be 4,000 sq. ft. and 5,600 sq. ft. and include outdoor patios. Access to the site <br />would be from Cleveland Avenue (single) and the majority of parking would be centered <br />aground the three structures. <br /> <br />2.0 SUGGESTED ACTION: <br /> <br />2.1 Provide the development team and staff with your comments and questions pertaining to <br />the redevelopment proposal. <br /> <br />PF3577 - RPCA 060204 Page] of] <br />
