<br />May 21, 2004 <br /> <br />Re: <br /> <br />Sketch Plan Narrative for PUD Application <br /> <br />Developer: <br /> <br />Stockman Management Co. <br /> <br />Architect: <br /> <br />Pope Associates Inc. <br /> <br />The project site is located at the northeast corner of Interstate 35W and Highway <br />36 in Roseville, Minnesota, with Cleveland Avenue acting as a frontage road on <br />the east side of 1-35. <br /> <br />The 5.87 acre site is currently occupied by an unused building, formerly a truck <br />repair facility. A purchase agreement (attached) is in place between the owner <br />and developer. The proposed plan is to demolish the building and replace it with <br />three new buildings. Also included in the plan are NURP and infiltration ponds <br />on the west side of the site, as required by the Rice Creek Watershed District for <br />stormwater management. <br /> <br />The larger building is a Staybridge Suites extended stay hotel, located at the east <br />end of the site. The hotel is currently planned to be a 100 unit, 4 story building <br />with attached enclosed pool. Parking for the hotel is in excess of one space per <br />resident unit plus one employee space for every 10 resident units. Photos of <br />similar Staybridge exteriors are attached. <br /> <br />At this time, it is anticipated that the remaining two buildings will be restaurants <br />compatible with an upscale extended stay hotel's clientele, although office or <br />retail functions may be a part of the mix in lieu of a restaurant. <br /> <br />Atachments: Purchase Agreement dated March 23, 2004 <br /> <br />G:\ \ 77516\ProjectMgt\CityNarrative. doc <br /> <br /> <br /> <br /> <br />
